What exactly does Eden & Otto do?

We help families ensure that the homes they have invested so much in are performing as they should. We independently assess the home's environment, identify what deserves attention and provide ongoing oversight so that good performance is maintained.

Why would a beautifully designed, newly built or expensive home need this service?

Exceptional design and construction do not automatically establish how a residence performs in everyday use. A home may have sophisticated ventilation, filtration, water treatment and lighting systems, but the presence of those systems does not necessarily establish the environmental conditions they produce. Our role is to independently examine those outcomes, not to assume that something is wrong.

Isn't this what my architect, builder or property manager already does?

These professionals have important but different responsibilities. An architect designs the residence. A builder constructs it. A property manager oversees its operation and maintenance. Eden & Otto provides an independent assessment of selected environmental conditions and helps the owner understand whether existing systems are achieving their intended outcomes. We complement the existing team rather than replace it.

Is Eden & Otto a home inspection company?

No. While traditional home inspections focus on a property's physical condition, Eden & Otto examines a different, equally important dimension: the physical, chemical and biological conditions within the home and the environment they create for its occupants. Even the most beautifully designed and meticulously maintained residences may never have had these conditions independently assessed. Eden & Otto provides that deeper understanding, identifies what deserves attention, and offers ongoing oversight to help maintain performance over time.

What am I actually paying for?

Above all, peace of mind. The confidence that the home you've invested so much in is providing the environment you intend for yourself and your family, not quietly exposing you to avoidable environmental concerns. We independently examine the physical, chemical and biological conditions within your residence. Through ongoing Stewardship, we continue looking after your home's environmental performance, so you and your family can focus on living rather than worrying about what may be happening behind the scenes.

What does Eden & Otto's fiduciary approach mean for my family?

It means your interests come first. We believe families deserve an independent advocate for the environment within their homes - someone whose only incentive is to give them sound advice, whether that means recommending an improvement or confirming that nothing needs to change. We are paid exclusively by our clients, never through product sales, contractor commissions or referral fees. Every recommendation is guided by evidence, professional judgment and a commitment to protecting the trust placed in us. Our purpose is simple: to look after your home's environmental performance with the same care and attention you would expect for your family.

We already have excellent air and water filtration. Why would we need testing?

Even the finest systems should be judged by their results, not just their specifications. Eden & Otto goes beyond checking the equipment. Through independent scientific measurements and laboratory analysis, including chemical and biological testing where appropriate, we examine the actual quality of your home's air and water to determine whether your systems are delivering their intended performance. Our purpose isn't to sell you more equipment. It's to provide scientific evidence that the systems you've invested in are performing as intended - and identify where they may not be.

What will I receive at the end of the engagement?

You receive an Eden & Otto Performance Review presenting the relevant evidence, its interpretation and the resulting priorities. The objective is to make a complex technical subject understandable without sacrificing scientific accuracy.

Can you share the report with our architect, property manager or family office?

Yes, subject to the client's authorization. We can distinguish between the principal's complete report and the information a specialist needs to perform a particular task, helping limit unnecessary disclosure of private residential information.

How do you protect the privacy of our residence?

Your home is your private sanctuary, and we treat it with the discretion, respect and confidentiality it deserves. Privacy is built into every stage of our engagement, from how we access your residence and document our findings to how your information is handled and shared. We collect only what is necessary, maintain strict control over sensitive records, and share findings only with your authorization or where legally required. Our responsibility is not only to safeguard the information entrusted to us, but to ensure that your family's privacy and peace of mind remain central to everything we do.

How does Eden & Otto look after our home beyond the initial assessment?

Your home's environment doesn't remain unchanged, and neither should the attention given to it. Through Residential Stewardship, we provide ongoing independent oversight of your home's environmental performance. We periodically reassess important conditions, verify that systems and improvements continue to deliver their intended results, and identify emerging concerns before they become overlooked problems. Our goal is simple: to give your family lasting confidence that someone is looking after the environment within your home, without requiring you to manage it yourself.
